Buy Before You Sell: How Bridge Financing Works for Arizona Move-Up Buyers
How bridge financing lets you use the equity in your current home to buy your next one first, and what to consider before you do.
If most of your down payment is tied up in your current home, a Buy Before You Sell program or bridge loan lets you use that equity to buy your next home first, then sell the old one on your own timeline. For many East Valley families, it means one move instead of two and a stronger, non-contingent offer.
The problem bridge financing solves
Move-up buyers usually face a choice: sell first and live somewhere temporary, or make an offer that depends on selling your current home. In a competitive market, sellers often prefer offers without a home-sale contingency. Bridge financing helps you avoid both the double move and the contingent offer.
How it generally works
- 1Equity review. We look at your current home's estimated value and what you owe to see how much equity can be accessed.
- 2Pre-approval for the new home. You still need a mortgage pre-approval for your next purchase. Your income, credit and both housing payments are reviewed under the program guidelines.
- 3Buy first. The bridge funds help cover the down payment and costs on the new home, so you can make a stronger offer.
- 4Move, then sell. You move into the new home and list the old one without the pressure of a tight deadline.
- 5Repay at sale. When the old home sells, the bridge balance is paid off from the proceeds.
Program terms vary. Some Buy Before You Sell programs are structured with no monthly payments while your current home is on the market and a fee paid when it sells; others work more like a traditional short-term loan. I'll show you the current terms, costs and limits for your situation in writing before you decide.
Is it right for you?
- Good fit: you have meaningful equity, you want to move once, and you're confident your current home will sell.
- Think carefully: your current home may take a long time to sell, or your budget is tight with two homes in the picture for a while.
- Alternatives: a HELOC on your current home, a sale with a rent-back, or a contingent offer may also work.
Questions to ask any bridge program
- How much of my equity can I access, and what limits apply?
- Are there monthly payments while my home is listed?
- What does the program cost in total, and when is it paid?
- What happens if my home takes longer to sell than expected?
An example of how the move can look
Picture a family in Chandler who has outgrown their three-bedroom home and found a larger home in Gilbert. Most of their down payment is equity in the Chandler house. Without bridge financing, they'd need to sell first and rent short-term, or make an offer contingent on their sale, which many sellers turn down. With a Buy Before You Sell program, the equity in the Chandler home helps fund the Gilbert purchase, they make a non-contingent offer, move once, and list the Chandler home after they've moved out. An empty, staged home is often easier to show and sell.
Every situation is different, and the numbers depend on your equity, income, credit and the program's current limits. The point is that the order of events can work in your favor.
Preparing your current home to sell
- Talk with your listing agent early about pricing, timing and any repairs that will help it sell.
- Keep your current home insured and maintained while it's on the market, including AC service in summer.
- Plan for utilities, HOA dues and your existing mortgage payment until it closes.
- Have a backup plan, such as a price adjustment schedule, in case it takes longer to sell than you expect.
